This 10-acre former Union Pacific rail yard sits in San Jose’s Downtown Strategy Area. The site was zoned industrial and carried legacy contamination from decades of rail use. The team sourced it off market through a protracted direct negotiation with Union Pacific and acquired it in 2015. Working directly with the Regional Water Quality Control Board, the team secured a Site Management Plan approving the site for residential development. A full design for 476 apartments and 220,000 square feet of creative office was completed with Steinberg Architects, and the planning application was submitted within six months of acquisition. The project advanced through a General Plan amendment and rezone.

Following post-COVID shifts in the residential and office markets, the team pivoted from development to disposition. In 2023 the site was sold to LS Power, a large power infrastructure developer, to support its South Bay transmission line upgrade.
