Walsh Data Center was a 99 megawatt, 370,000 square foot data center campus planned on a six-acre site in Santa Clara. Epoch originated the site under a long-term land option negotiated directly with the landowner, then structured a three-party joint venture with institutional capital and a national data center operator. The design called for a phased three-building development, which allowed for early energization of Phase 1 through a local 12 kV feed while the dedicated on-site substation was approved through the California Energy Commission’s Small Power Plant Exemption process, required because the project exceeded 50 megawatts.

Regional power constraints stretched Silicon Valley Power’s allocation pipeline into multiple years, and the utility could not commit to a delivery timeline. Without a firm power date and therefore no ability to target a firm commissioning date, the joint venture was not willing to allocate capital and the project was dropped.
