In 2009 when the owners of the famed Garden City Casino in San Jose, California decided to look for a new location to build a new casino, they engaged Epoch Realty Company. After an extensive site selection process, the new location was identified and Epoch undertook the successful negotiation of the land acquisition.

The regulatory approval process extended beyond Planning Commission, City Council and the typical CEQA process and also required significant regulatory approval from the locally based Division of Gaming Control as well as the California Gambling Control Commission.

Epoch led the selection of the key development team including the architect, civil and structural engineers, and the general contractor. Epoch also led all city and stakeholder meetings and ultimately received unanimous support from City Council. After initial approval, the project was challenged by various union groups. After unanimous Council rejection of the union claims, the project was then subjected to a CEQA lawsuit, which was also ultimately unsuccessful.

The project was completed in 2014 allowing Garden City to leave its previous location on Saratoga Avenue in San Jose and relocate to 1887 Matrix Boulevard with its rebranded moniker, Casino M8trix.
