Harrison Place consists of nine for sale townhomes. Sourced off market through broker relationships, the former Neto’s Sausage site was ideally located for residential redevelopment—walking distance from both Santa Clara University and the Santa Clara Caltrain Station.
Epoch achieved favorable pricing by acquiring the site all cash in a quick close transaction. Soon after beginning the entitlement efforts, we partnered with a construction and architecture firm to leverage their design expertise and to reduce overall execution and pricing risk on the development.
Epoch led all entitlement efforts, staff meetings, neighbor meetings and public hearings. The project was originally acquired in 2011, achieved full approvals in 2013 and construction was completed in 2014.
